I tried to upgrade the beta theme, locally and it changed all my custom works for 1.1 , at this point i cannot update the Online version,
we made custom works a lot at the theme for 1.1, how I might know the files changed on 1.2 so that i can update only those.

Every update will rewrite changes you've made to theme files.
You may try to use child theme to keep your modifications.
